A pier-and-beam house is a wood-framed home supported on piers (typically cinderblock or concrete) with a crawlspace beneath. We source houses from Texas projects where the home is being removed, relocated, or saved from demo, then move and reset them on a new site for a second life.

How much do used pier-and-beam houses cost in Texas?

The purchase price varies widely by size, age, and condition. Relocation is the biggest cost driver. Most moves fall in the $25,000–$80,000+ range depending on:

  • House width/length and whether a one-piece move is feasible vs. cut into multiple sections

  • Distance and route (clearances, bridge heights, powerlines, escorts)

  • Site access (trees, fences, grades, tight turns)

  • Foundation scope (basic cinderblock reset vs. new blocks vs. poured concrete piers)

All pier-and-beam homes sold by use include basic relocation costs. We’ll confirm pricing after a route/site review.

How do you move and install a pier-and-beam house?

  1. Prep – Utilities fully disconnected; porches/attachments addressed.

  2. Load – House is lifted and secured for transport (cut into sections if required).

  3. Transport – We secure TxDOT permits, escort vehicles, and insurance; route is pre-planned.

  4. Set & Level – House is placed on piers, leveled, and secured per the agreed foundation scope.

  5. Finish by Others – Utility reconnections, skirt, stairs/porches, and any cosmetic seam work if the house was cut.

Can you move a house I purchased elsewhere?

Yes. Moving costs depend on size, distance, and route/access. Contact us for a custom quote.
Heads-up: buying a house without relocation included can look cheap on paper, but properly insured structural moving often costs more than people expect—purchasing through us with the move included is frequently the most cost-effective path.

Can I see the house before I purchase?

Absolutely! Contact us to schedule a viewing. (Many houses are still on their original lots; we’ll coordinate access.)

Where do you deliver?

We serve Austin, Central Texas, and beyond. Delivery/move fees vary by distance, access, and permits.

What’s included?

  • Safe loading, transport, and set on your prepared site

  • Basic foundation reset on cinderblock piers (see foundation note below)

  • Required TxDOT oversize permits and escort vehicles (as needed)

  • Liability insurance carried by our company

What’s not included?

  • Site prep (grading, gravel pad, tree trimming, fence removal, access improvements)

  • Utility work (disconnects/reconnects for water, sewer/septic, electric, gas)

  • Porches/steps/skirts and cosmetic seam work if the house is cut

  • Remodeling/repairs (all houses are sold “as-is”)

  • Your building/set permits (varies by city/county)

  • Site planning (you are responsible for setbacks and staking the exact house location prior to arrival)

Tell me more about the included foundation.

Most pier-and-beam houses sit on hollow cinderblock piers or poured concrete piers. As part of the move, we’ll reset the house on existing blocks at no extra charge. If the current house isn’t on cinderblocks, we’ll install a new cinderblock pier foundation using owner-provided blocks. Additional blocks, solid blocks, or a poured concrete pier foundation—are available at added cost.

Pro tip: We strongly recommend a compacted gravel pad before delivery to improve pier stability and long-term performance.
